Tim approved it on Friday, so we immediately drafted engineering plans and submitted them to Volusia County. Thanks to our established permitting relationships, the building permit arrived by Sunday, just 48 hours later. On Monday, our crew replaced the damaged rafters, reinforced the trusses, and re-shingled the roof, finishing by day’s end. We called the final inspection for Tuesday, and it passed without issue. Tim closed on Wednesday as planned, amazed that everything, from permit application to structural repair, was completed in under a week.

In June 2023, a New Smyrna Beach seller hired an unlicensed handyman to fix a loose, unpermitted stair before a June 15 closing. The buyer’s inspection caught the violation, no permit was on file, and the sale was postponed. Three weeks later (July 6), a licensed contractor was hired but didn’t file for a permit until August 5. The county finally approved it on August 26—over two months after the original closing date. Work was done by August 30, but the first inspection on August 31 failed due to incorrect tread spacing and an improperly anchored newel post. After reworking, a second inspection on September 15 failed because the handrail was too low. Only on October 1, 3.5 months after the planned June 15 closing, did the staircase inspection clear, and the sale finally closed.
